At Walnut Creek, we provide a quiet, well-maintained community for residents who value long-term, respectful living. The information below outlines our leasing process and community standards.
Application Process
All prospective residents 18 years of age or older are required to submit an application.
Applications include:
- Credit screening
- Background screening
- Income verification
A non-refundable application fee of $50 per applicant is required at the time of submission.
Security deposits are based on application results and may be up to one month’s rent.
Move-In Costs
At move-in, a non-refundable move-in fee equal to one-half month’s rent is required.
Insurance Requirement
All residents are required to carry renter’s liability insurance.
For convenience, liability coverage is available through our management system for $20 per month. This coverage does not include personal belongings.
Utilities & Services
Residents are responsible for utilities.

- Electric: PSO
- Internet: Fiber internet is available through Pioneer (optional)
Pet Policy
Walnut Creek is a pet-friendly community.
- Maximum of two pets per unit
- Non-refundable pet fee: $500 (covers one or two pets)
- Pet rent: $25 per pet per month
